For the past several years, Frasier, a nonprofit Life Plan Community, has explored ways to address the extensive waitlist of prospective residents—currently encompassing nearly 700 households, predominantly from Boulder and Boulder County. Together with their strategic partners and supported by a design and development team, Frasier initiated the search for viable solutions for further expansion.
Concurrently, Mountain View United Methodist Church (MVUMC) was experiencing changes in its congregation. Educational and chapel spaces that were originally active were now vacant or underutilized. Their sanctuary, which was constructed in the 1960s, required infrastructure improvements, and most of the southern part of their property remained unused. As neighbors with a shared history and interconnected relationships, Frasier and MVUMC decided to study the potential for a mutually beneficial future. With Frasier's need for expansion to address the growing demand for senior housing and MVUMC's underutilized space, it became clear that a collaborative approach could effectively serve both organizations. Allowing Frasier to purchase a portion of the church's property would provide MVUMC with a financial boost to complete essential repairs and establish an endowment to secure Mountain View's future. This additional land would also provide Frasier with the room necessary for its continued growth. |

Creating a successful development strategy involves a solid understanding of the community’s needs and interests, as well as the technical characteristics of the site and development finances.
